The Office Market in CEE Is Changing: Less Development, Higher Quality, and Pressure for Sustainability

The office market in the CEE region is undergoing a transformation that is reshaping the expectations of both tenants and investors. The focus is shifting from the volume of new developments to the quality of existing spaces and their ability to adapt to new requirements.

One of the most notable trends is the decline in new construction. The year 2025 was among the weakest in terms of completed office projects, which is gradually stabilizing the market and increasing the importance of existing buildings.

While companies are optimizing their office footprints, offices remain an essential part of how organizations operate. Their role, however, is evolving, from a place for individual work to a hub for collaboration and company culture.

Today’s strongest demand is for spaces that offer:

  • flexibility and efficient use of space
  • high-quality working environment
  • strong accessibility and location
  • environmental standards

ESG is becoming one of the key decision-making factors. Buildings that do not meet these criteria are facing increasing pressure to modernize, which is reshaping the dynamics of the entire market.

Bratislava, as a local market, presents a mix of opportunities and challenges. On one hand, higher vacancy rates create pressure on landlords; on the other, they open up opportunities for repurposing, most commonly into residential or hotel use, particularly in the case of older buildings.

The future of the office market will belong to high-quality, flexible, and sustainable projects. These will be the ones capable of attracting tenants and investors over the long term.
